All sources, remediations and clearances per property With data from the LAVS included For owners and clients

Custom asbestos register with LAVS integration

Every year, a housing association, municipality or property manager commissions a large number of asbestos surveys and remediations. The reports sit in the LAVS, in mailboxes and in folders per firm. Anyone who wants to know what is still in a home or building has to go searching. Appfront builds the asbestos file for the owner: for each property, the sources, remediations and clearances in one place, with the data from the LAVS included.

What is an asbestos file with an LAVS integration?

The LAVS, the Dutch national asbestos tracking system (Landelijk Asbestvolgsysteem), records which asbestos surveys and remediations have been carried out. Survey firms and remediation contractors register their projects and reports in it, and the final assessment after a remediation is added there too. For the building owner this is valuable information, but the LAVS is not a file per property.

An owner with hundreds or thousands of properties wants to know what is still present in each home or building, where, in what condition, and what has already been removed. That question comes up with every change of tenancy, every renovation and every tenant complaint. Right now someone searches the LAVS, their email and folders per firm, and the answer is often a report from years ago, without the remediation that came after it.

We build custom software because every organisation structures its property differently. Which properties and rooms, which firms, which property or maintenance system, and who needs to see the file all determine how the software works. Which data you can retrieve from the LAVS depends on your role in it; we look into that in the first step.

How we build your asbestos file with an LAVS integration

We start with your property: how are properties and rooms organised, which firms work for you, where are the reports now, and who needs the file. Then we look at which LAVS data is available for your role and how it ends up with the right property. We often start with the existing reports for one region or complex, because that quickly shows where the file has gaps. The LAVS integration, the alerts during maintenance and the integration with your property system follow once that works well. After that, we keep the software up to date when the LAVS or your way of working changes.

For multiple owners.

Technology and integrations

This page is about the owner's file. For business software for an inventory firm or remediation contractor that reports to LAVS, see our page on the LAVS integration; for the fieldwork, our page on an app for asbestos inventories; and for the property itself, our page on housing association software. You can read about how we work on building custom software.

Why choose Appfront for your asbestos file with a LAVS integration?

A report that cannot be found, a remediation that is not in the file or a fitter who drills into a source costs an owner money and puts people at risk. That is what we build around: one file per property, the LAVS data in the right place, and an alert before any work is carried out.

Security and privacy in an asbestos register with LAVS integration

The software mainly processes data on buildings, sources and remediation work, and sometimes the addresses and names of residents or contact persons. Access is set up per role: a contractor only sees the properties they are working on, and a resident sees nothing of other homes. Every change is logged.

The software runs in a European data centre, with encrypted storage and daily backups. Access to the LAVS goes through the role and login your organisation has there, and we record the processing in a data processing agreement.

Frequently asked questions about an asbestos register with LAVS integration

Questions owners and clients ask before they get started.

The LAVS records, per project, which surveys and remediation work have been carried out, by whom and with what result. An asbestos register works per property: what is in this home or building, where, in what condition, and what has already been removed. The register uses the data from the LAVS, but organises it around your property portfolio.

That depends on your role in the LAVS and on what the system makes available for that role. If it doesn't work directly, firms can also submit their reports to you in the register. We'll look at which route fits in the first step.

Via the address and the property details, and where necessary the room or component. The software automatically links what is certain, and puts doubtful cases in a list to confirm by hand. That way no report becomes detached from its building.

Yes. If maintenance, renovation or a tenant change is planned for a property, the software shows which sources are still present. The client and the contractor then know in advance what to look out for, and whether remediation is needed first.

Often, yes. Properties and rooms come from your property system, and planned work from your maintenance planning. Which integration is possible depends on the system you use.

That integration is for survey firms and remediation contractors who register their projects in the LAVS from their own software. This software is for the owner or client who wants to keep track of the outcome per property.

For housing associations, government bodies, institutions and managers with many properties, multiple firms and a property system the register needs to connect to. If you have just a few buildings, a good folder per building is often enough.
