Ownership and parcels from the Key Register of Cadastre and Land Registry (BRK) Alongside your own objects Changes detected

Custom BRK integration

Appfront builds integrations with the Dutch Key Register of Addresses and Buildings (Basisregistratie Kadaster, BRK) for organisations that need property, parcels and rights in their own systems: cadastral parcels and owners for your assets, rights such as leasehold, compared against your own records, and alerts when something changes. Via the products and interfaces the Kadaster offers, to the extent your organisation has access to them. So your property or asset administration matches the register.

What is a BRK integration?

The Dutch Cadastre's Key Register of Land Registry (BRK) contains the cadastral parcels of the Netherlands and the rights attached to them: who owns them and which property rights apply, such as ground lease or right of surface. For organisations with large amounts of land or real estate, this is essential information. If you want to check that your own records are accurate, or see when something changes, you need an integration rather than one-off lookups.

Without an integration, a member of staff looks up ownership details for each property and copies them across by hand. A parcel that has been split or merged remains under its old number in your records. A sale of an adjacent parcel, or a new leaseholder, goes unnoticed. And answering who owns a piece of land where work needs to be carried out takes time.

We build custom software because the integration has to match your organisation and your access: which objects and parcels you hold, which data you need, which Cadastre products or interfaces you may use and under which terms, and which systems should receive the data. Public bodies and market parties have different access to BRK data; we establish which applies to you in the first step.

Ownership linked to your objects

Cadastral parcels, owners and property rights linked to the objects in your records.

Differences made visible

Your own data alongside the register, with the differences listed for review.

Changes flagged

A change in ownership, parcel or right flagged against the object, so your records stay up to date.

How we build your BRK integration

We start with your objects: how many there are, which data you need, what access to the Kadaster you have, and how things work today.

1
Mapping objects and access

Your objects and parcels, the data you need, your access to the Kadaster, and your systems.

2
Linking and comparing

Parcels and rights linked to your objects and compared with your own data.

3
Changes

Flagging changes in ownership, parcels and rights, against the object.

4
Mapping and management

Integration with BAG and maps, reporting, and managing changes to the Cadastre's products.

What a BRK integration actually does

The components below feature in almost every BRK integration. Which ones you need depends on your objects and your access.

Plots

Cadastral parcels and apartment rights linked to your objects.

Owners and rights

Owners and rights such as ground lease and right of superficies.

Comparison

Your data alongside the register, with the differences listed.

Changes

Signals when ownership, a parcel or a right changes.

BAG and maps

Parcels linked to addresses and buildings, and shown on a map.

Audit log

For each object, which data was retrieved and when.

Who we build BRK integrations for

The integration is designed for organisations with large amounts of land, parcels or real estate.

Municipalities and provinces

Own land, ground leases and projects. The rights and the changes are the core.

Housing associations

Many homes and apartment rights. The comparison with your own records matters most.

Grid operators and water boards

Pipelines and works on other people's land. Owners per parcel are what is needed.

Property managers

Objects owned by several parties. Ownership details per object are the core.

Technology and integrations

This page is about the Basisregistratie Kadaster (Land Registry basic register). For maps and open geodata, see our page on a PDOK integration, for property management our page on property management software, and for the file for a transaction our page on an app for the property file. Why choose Appfront for your BRK integration?

Records that don't match the register lead to errors in sales, ground leases or works. We build around that: ownership attached to your properties, discrepancies made visible, and changes that get flagged.

No separate lookups

Ownership and rights sit with your properties, not on a separate screen.

Records that match

Discrepancies with the register appear in a list and can be resolved.

Changes noticed

A change in ownership or parcel becomes a signal, not a surprise.

Security and privacy in a BRK integration

The integration processes ownership data, including owners' names, and therefore personal data. Its use is bound by the Cadastre's terms and by the GDPR. Access is set up by role, and every query is logged.

The integration runs in a European data centre or in your own environment, with encrypted storage and daily backups. Access credentials are stored encrypted.

Frequently asked questions about a BRK integration

Questions organisations ask before they get started.

The Cadastre Basic Registration holds the cadastral parcels and apartment rights in the Netherlands, along with the owners and the rights in rem attached to them. The Kadaster (Cadastre) maintains the register.

That depends on your organisation and purpose. Government bodies and market parties have different access, through different Cadastre products, under their own terms. We determine which applies to you in the first step.

Among other things, cadastral parcels, apartment rights, owners and rights in rem, depending on the product and your access. Which products you need depends on your purpose; we define this together in the first step, so you don't retrieve more than necessary.

Yes, if your access supports it or through periodic comparison. A change in ownership, parcel or right becomes a signal on the property.

Yes. Parcels are linked to addresses and buildings from the BAG, and displayed on map material, for example via PDOK.

Owners' names are personal data. Use them only for the purpose for which you have access, and limit who can see them. Every query is logged.

Organisations with many parcels or properties that want ownership and rights in their own systems. Those who only look up information occasionally can use the Cadastre's services directly.
