Custom property development software

Appfront builds custom software for property developers and area developers: from land positions and feasibility calculations through to the sale of new-build homes. Calculate development costs and residual land value, monitor phasing from initiative to completion, keep control over contracts with contractors and advisers, and steer sales on VON price. This is software for the development process, not for managing existing property, and it fits your own calculation model, partners and decision rules.

What is property development software?

Property development software supports the journey a developer takes from land position to completed and sold new-build homes. It provides insight into the feasibility of a plan, calculates development costs and residual land value, monitors phasing from initiative to realisation, keeps track of contracts with contractors and advisers, and supports the sale of homes at VON price. It therefore concerns the development side of real estate, not the management or operation of buildings that already exist.

That distinction matters. Software for property management revolves around letting, maintenance, tenant changes and administration towards tenants and owners' associations. A developer needs very different information in the stage before that: land positions, a feasibility model, a programme of requirements, permits and a sales result per plot. Where a project passes to the management phase on completion, both worlds connect. For the management side, see our broader real estate software.

Specialist packages such as Reasult have for years calculated feasibility and risk for developers. Yet not every calculation model or process fits a standard package. Custom software aligns with your key figures, decision rules and way of working, and prevents shadow administration in loose spreadsheets. Read more about our approach to custom software development.

One file per project

Land position, feasibility set-up, planning, contracts and sales in one coherent project file. The development manager works from a single place and keeps oversight, without retyping figures from separate worksheets.

Feasibility as a calculation model

Development costs, GDV and residual land value in one calculation model, with return measures such as development profit, residual gap, BAR and IRR. Vary your assumptions and see immediately what they do to feasibility.

Control over phasing

From initiative and feasibility through development to delivery, with decision points, permits and contracts in the right place. This keeps progress traceable and allows a go or no-go decision to be well founded.

How we build your property development software

We work step by step and involve your development managers, cost estimators and sales team early on. From a thorough exploration of your calculation model, decision rules and partners through to go-live and ongoing management: every step is aimed at software your team understands, trusts and uses daily to make sharp decisions.

1
Discovery & scope

We map out your process: land acquisition, feasibility setup, phasing, contract formation and sales. Together we determine which calculation models, key figures and integrations are needed, and where most of the time is currently lost in loose spreadsheets.

2
Design

We design the architecture, the project file and the calculation model for construction costs and residual land value, plus the approach to authorisation, scenario version control and the integrations with costing and accounting.

3
Build & iteration

We build in short iterations with automated testing and monitoring. You see working versions along the way and test the calculation model against a real project, so the figures match your practice.

4
Go-live & management

Controlled go-live with data validation and a safety net, followed by ongoing management, monitoring and further development as your portfolio grows or regulations change.

What property development software does in practice

We tailor every application specifically to your calculation model, decision rules and partners. Below are the functionalities we most often deliver for organisations carrying out property and area development.

Land positions and acquisition

An overview of land positions, cadastral parcels and the status of acquisition or option. Property details can be retrieved via the Kadaster and the BAG, so that from the initiative phase you work with an up-to-date picture of your land.

Feasibility and development costs

A calculation model that sets land costs, construction costs and ancillary costs against the GDV, with residual land value, development profit, residual gap, BAR and IRR. Scenarios can be saved and compared for a well-founded go or no-go.

Contract and contractor management

Contract management with contractors, architects and advisers, including the contract sum, payment terms, additional work and the legal relationship with advisers under the DNR 2011. This gives you oversight of obligations and payment milestones per contract.

Sales and buyer guidance

A dwelling list per plot number with GDV price, options, additional and omitted work and buyer choices. The purchase and construction agreement, payment instalments and the guarantee via Woningborg or SWK can be tracked per home, so that sales and handover proceed in a structured way.

Permit and quality assurance

Monitoring of the environmental permit under the Omgevingswet and of the file build-up for the quality assurer under the Wkb. Control points, documents and responsibilities are held in one place rather than scattered across separate folders.

Reporting and portfolio

Management information on project feasibility, sales progress and financial status, per project and across your entire portfolio. This supports investment decisions and keeps you in control of cash flow and risk.

Who we build property development software for

Development involves a range of parties, each with their own role and calculation model. For each of them we build software that fits their challenge and their collaboration with contractors, municipalities and sales parties.

Property developers

Developers who build and sell residential and commercial property. They need sharp feasibility calculations, control over construction costs and a traceable sales result per unit.

Area Developers

Parties that develop entire areas and work with a land development operation. The software supports phasing across sub-plans, cost recovery under the Environment and Planning Act (Omgevingswet), and collaboration with municipalities and other landowners.

Construction firms with a development division

Construction companies that develop and build in-house. On the building side this links to our software for construction companies, while the development division drives feasibility and sales.

Housing associations with a development remit

Housing associations that deliver new build for their own portfolio. They combine a development project with a management remit and need a clear handover from development to operation.

Technology and integrations

We build with a modern, maintainable web stack and integrate where needed with the systems and sources relevant to development. We retrieve property data from the Kadaster (Dutch land registry) and the BAG (Dutch register of addresses and buildings), align financial figures with your accounting and project administration, and where a cost estimating package is in use, we link the budget to the project file. Every integration is set up via API or web service, so figures never need to be re-keyed manually.

For monitoring land development per phase and cost category, showing actuals against budget, there is our app for land development monitoring in property development.

Why choose Appfront for your property development software?

Appfront builds custom software and always starts with a thorough analysis of your calculation model, decision rules and partners. Software for development must not only be technically correct, but also fit the way your team calculates feasibility and substantiates decisions.

We write clear documentation and deliver transparent code, so your own team or a future supplier can understand and manage the software. No black box, but clear agreements on calculation models, integrations, access control and management. That way the software stays yours and grows with your portfolio.

We work in design and development sprints, show you working versions along the way and test the financial model against a real project. This keeps the lines short, avoids surprises and ensures the figures from the software match your daily practice.

Security and privacy in property development software

A developer works with commercially sensitive data: land positions, financial models, contract sums and sales results. Unwanted access to these figures can damage a negotiating position or a tender. That is why we set up authorisation based on role and need, so a sales employee does not automatically see the full feasibility set-up, and scenarios are only visible to those who decide on them. We log every access and change, so it remains traceable who adjusted which figure.

We build in accordance with the GDPR wherever buyers' personal data is processed, with encryption in transit and at rest and separation of data between projects. We document data flows and authorisations so that you can demonstrably stay in control of your development and sales data.

Frequently asked questions about property development software

Answers to the questions we are asked most often about custom software for property development.

Property development software supports the journey of a developer from land position to delivered and sold new-build homes. It brings feasibility and development costs into view, calculates the residual land value, monitors the phasing from initiative to realisation, manages contracts with contractors and advisers, and supports the sale of homes at VON price. This differs from software for managing and operating existing property. Custom software lets you set up this process in line with your own financial model and way of working, rather than adapting your way of working to a standard package.

Property management software focuses on the operational phase of existing property: letting, rent collection, maintenance, changes and administration for tenants and owners' associations. Property development software focuses on the phase before that: acquiring a land position, calculating feasibility and development costs, steering design and permitting, and selling new-build homes. The two connect at handover, when a project moves from development to management. We build both and can explicitly model the handover between development and management.

A feasibility calculation sets the expected revenues of a project (the VON value of the homes) against the development costs: land costs, construction costs and ancillary costs. The software uses these to calculate the residual land value and shows performance measures such as development profit, the residual gap (onrendabele top), the BAR and the IRR. Because you can vary parameters such as construction cost per square metre, programme and sales price, you immediately see what an assumption does to feasibility. Specialist packages such as Reasult work on the same principle; with custom development, the financial model matches your own benchmarks and decision rules exactly.

Since 1 January 2024, the Environment and Planning Act (Omgevingswet) and the Quality Assurance for Construction Act (Wkb) apply. The Environment and Planning Act brings together the rules for the physical living environment and changes the application for the environmental permit and cost recovery in area development. The Wkb introduces, for new construction in consequence class 1, an independent quality assurer who reviews during design and construction. Software can monitor the related documents, control moments and dossier build-up for the competent authority, so that obligations do not disappear into separate folders. We always verify how it works against the current regulations.

We build custom software. Every developer works with their own benchmarks, applies their own go/no-go decision rules and works with a different mix of contractors, advisers and sales parties. Custom software fits your actual calculation model and process, and can grow with you as your portfolio or the regulations change. After an intake conversation, we decide together which functionality matters most and in what order to develop it, without promising a fixed lead time or price that we cannot yet substantiate.

Yes. Selling new-build homes works differently from selling existing properties: buyers sign a purchase and construction agreement, pay according to the VON price, and the home is often delivered with a guarantee certificate from Woningborg or SWK. Software can track the home list, options, additional and reduced works, buyers' choices and payment instalments per construction stage, and structure buyer support. This gives you oversight of the sales status per plot and of the project's financial progress.

Yes. A development project touches cost estimating, planning and administration. Where needed, we integrate with existing cost estimating or budgeting software, with your accounting and project administration, and with sources such as the Kadaster and BAG for land registry and property data. We build integrations via API or web service, so feasibility figures, project administration and sales data never need to be re-keyed between systems.

Yes. We regularly take over existing applications, including those built by another party. We review the architecture, calculation models, integrations, access control and security, document the current setup and propose improvements. From that point on, we can handle changes, integrations and monitoring, or modernise step by step towards a maintainable setup.
