App for tenant selection and income checks
Since the Good Landlordship Act (Wet goed verhuurderschap) came into force, landlords must select prospective tenants using a documented, transparent procedure with objective criteria, and explain to rejected candidates why someone else was chosen. Appfront builds an app in which candidates submit their details and documents and track their status, and in which your staff check income and record the decision, even on the move after a viewing.
What is a tenant selection and income check app?
Since the Good Landlordship Act, a landlord offering a home must have a selection procedure that is set out in advance and made public, with criteria that do not discriminate. You may ask for income and proof of income, but not for characteristics such as ethnic background, religion or health. Rejected candidates are entitled to an explanation of why someone else was chosen.
In practice, details arrive by email, attachments are incomplete, and income is compared with the rent in a spreadsheet. After a viewing, your staff know who attended, but not straight away whether that candidate meets the criteria. And in the end, it is hard to show why this tenant was chosen.
We build an app for both sides. The candidate registers for a property, submits their details and documents, and sees what is still missing. Your staff see per property who is complete, check income against the rent according to your criteria, and record the decision along with the reason. Rejected candidates receive a notification, and their data is deleted on time.

How we build your tenant selection and income check app
We start with your procedure: which criteria you use, which documents you ask for, how you check income against the rent, and how you choose between candidates who all qualify. Then we build the app for candidates and staff, using your criteria and wording. We often start with registration, document submission and checking, because that is where most of the manual work is. Recording the decision with its reason, notifications to rejected candidates and the integration with your letting system follow once that works well. After that, we maintain the app when the rules or your criteria change.

Why Appfront for your tenant selection and income check app?
Details sent by email, incomes in a spreadsheet and choices that can't be explained afterwards cost a landlord time and create risk when there is a complaint or an audit. That is what we build on: complete documents, income checked against your criteria, and a choice you can explain.
Fewer emails
Documents in the app.
Fairly assessed
The same criteria every time.
Explainable
A reason for every choice.
Security and privacy in a tenant selection and income check app
The app processes personal data of prospective tenants, such as income, employer and identity. We only ask for what your procedure needs, never ask about protected characteristics, store documents encrypted, and delete the data of rejected applicants on time.
The app and the underlying environment run in a European data centre, with encrypted storage and daily backups. We record the processing in a data processing agreement.
Frequently asked questions about a tenant selection and income check app
Questions landlords ask before getting started.
A landlord who offers a home must have a selection procedure that is set out in writing and made public, with objective criteria that do not discriminate. Rejected applicants have the right to an explanation of why someone else was chosen. The app helps you run that procedure in the same way every time.
The software is for the office: setting out the procedure, comparing applicants per home and allocating. The app is for the applicant who submits details and follows their status, and for the staff member who assesses and chooses on the go. They can be built together and then share the same data.
The app compares the applicant's income with the rent, using the ratio you have set out in your criteria. If an applicant does not qualify, the staff member sees why. The check is the same for everyone, so the outcome can be justified.
Data needed to assess whether someone can afford the rent and suits the home, such as income and proof of it. Asking about origin, religion, sexual orientation or health is not allowed. The app only asks for what is in your procedure.
As soon as a home has been allocated, the other applicants receive a message with the reason, in the words you have set out. That way the explanation the law requires is always given, and nobody has to do it by hand.
It is deleted after the period you have set, unless the applicant gives permission to keep it for a future home. That way you keep no more than necessary.
For private landlords and investors, for letting agents and property managers, for smaller housing associations and housing cooperatives, and for landlords of student and mid-rent homes. If you only let a single home now and then, a documented procedure on paper is often still enough.
