What is a calculation tool for the residential valuation system?

The Dutch rent assessment system (woningwaarderingsstelsel, WWS) awards points to a rental home for factors including floor area, energy label, kitchen and bathroom facilities, outdoor space and the WOZ property value. The number of points determines the maximum rent. Since the Affordable Rent Act (Wet betaalbare huur), the system applies not only to social housing but also to a large part of the mid-market rental sector. For landlords with many properties, the points calculation has therefore become more important.

Calculation tools exist for working out the points of a single property, including the official check from the Rent Tribunal (Huurcommissie). But a landlord with hundreds or thousands of homes wants to run the whole portfolio, using the data already held in the property management system. A new energy label after sustainability improvements, a new WOZ value or a renovated kitchen changes the points and sometimes the segment, and that needs to be flagged before a rent is set or changed.
