Choices per house number before the closing date Buyer's approval recorded From choice to work order for the subcontractor

Custom app for buyers' extras in new-build housing

Appfront builds apps for contractors and developers that manage buyer add-ons (kopersmeerwerk): per project, the choice list with options and prices; per house number, what the buyer chooses and when the closing date is for each component; quotes for individual requests; the buyer's approval recorded; and the chosen options sent as work orders and drawings to subcontractors. This ensures the kitchen the buyer chose is the kitchen that gets installed, and the additional work is also invoiced.

What is a buyer add-on app in new-build housing?

Buyer's extras (kopersmeerwerk) covers everything a buyer of a new-build home wants differently from the standard specification: a different kitchen or bathroom, an extra power socket, an extension, a different floor. The contractor offers a choice list per house type with options, prices and cut-off dates per item. The buyer makes their selection, and what has been chosen must reach site preparation and the subcontractors in time. An app manages that chain per plot, from choice list to invoice.

Without such an app, the buyer makes their choice on a form, asks questions by email to the buyer liaison, and the choice is transferred to a spreadsheet. The site planner redraws it, the installer receives a list, and at handover it turns out that a later change never came through. Extra work agreed by email is forgotten when invoicing; omitted work is forgotten when crediting.

We build custom solutions because the process must fit your projects and your organisation: how your choice lists are structured, which cut-off dates you apply per construction phase, how individual requests are priced, which subcontractors need to know which choices, and which system handles your costing and invoicing. A generic customer portal knows nothing about a plot number with a cut-off date.

Choice list per house type

Options with price, description and image per house type, with cut-off dates per item and rules for options that exclude each other or must be chosen together.

Choosing and approval

The buyer makes their choices in their own environment, requests a quote for an individual request and gives approval. Every choice and every approval is recorded with its date per plot.

From choice to building site

The selected options go as work orders and drawing changes to site preparation and subcontractors, and as line items to the invoicing of extra and omitted work.

How we build your app for buyer's extras in new-build housing

We start with your previous project: how many choices per plot, how many emails per buyer, and how many changes at handover turned out to be wrong.

1
Mapping the choice process

How your choice lists are structured, which cut-off dates you apply per item, how individual requests are priced, which subcontractors need what information, and which systems handle costing and invoicing.

2
Project and choice lists

The first project in the app with plot numbers, house types, choice lists and cut-off dates, and the buyers invited to their own environment.

3
Choosing, quoting and approval

The buyer environment, quotes for individual requests, digital approvals, and the overview per plot for the buyer liaison.

4
Integrating and taking over management

Work orders per subcontractor, the integration with costing and invoicing, and then maintenance and the next projects.

What a buyer's extras app for new-build housing actually does

The components below come up in almost every new-build project. Which ones you need depends on the scale of your projects and on how you currently handle choices.

Choice lists

Options per house type with price, description and image, with rules for combinations and a cut-off date per item.

Buyer environment

A personal environment per buyer with their plot number, choices, cut-off dates, quotes and documents, on phone and computer.

Individual requests

A request outside the choice list, priced by site preparation, sent to the buyer as a quote and, once approved, recorded as a choice.

Approval and cut-off

Digital approvals per choice and per quote, reminders before the cut-off date, and a frozen choice after the deadline.

Work orders

The selected options per plot as work orders for each subcontractor, with drawing changes and a notification when later changes are made.

Additional and reduced work

Per plot, the balance of extra and omitted work, invoicing according to your payment milestones, and an overview per project.

Who we build a buyer's extras app for in new-build housing

The app is intended for parties that deliver new-build homes to private buyers and whose choice process currently runs through email and forms.

Housebuilding contractors

Projects with dozens to hundreds of housing units. Work orders per subcontractor and invoicing of additional work are at the core.

Property developers

Sales and buyer support handled in-house. The buyer portal and the choice lists per dwelling type matter most.

Buyer advisers

Support on behalf of the contractor or developer. An overview per housing unit and individual requests are what is needed.

Builders of serial housing

A fixed selection list across many projects. Reusing the selection lists and the integration with the factory are the core of it.

Technology and integrations

This page is about buyer additional works. For the development project as a whole, see our page on property development software; for the works budget, our page on works budgeting software for construction; and for the contractor, our page on a contractor app. You can read about how we work under getting software built.

If the buyer's extras need checking at handover, there is our app for the handover checklist during fit-out.

Why choose Appfront for your buyer extras app in residential construction?

A choice that doesn't reach the site costs a repair and an unhappy buyer. That is what we build around: choice, sign-off and work order linked together.

What is chosen gets built

Once a choice is signed off, it goes to the subcontractor as a work order. A later change comes with a notification, not a forwarded email.

Cut-off dates that are met

Buyers see their cut-off dates and receive reminders. Site preparation knows in good time what is coming.

Additional work that gets invoiced

Every choice has a price and a sign-off. The balance per housing unit is the basis for the invoice, not a reconstruction after handover.

Security and privacy for a buyer extras app in residential construction

The app holds buyer data, their choices and the prices they have accepted. Access is set by role: the buyer sees their own housing unit, the buyer adviser their project, and the subcontractor the work orders intended for them. Every sign-off is recorded with name and time.

The app runs in a European data centre, with encrypted storage and daily backups. Integrations with costing and invoicing use their own keys, which can be revoked per integration.

Frequently asked questions about a buyer extras app in residential construction

Questions contractors and developers ask before starting with this.

It manages choice lists per project with options, prices and cut-off dates, lets buyers choose and sign off in their own environment, handles individual requests as a quote, sends the chosen options as work orders to the subcontractors, and produces the balance of additional and omitted work per housing unit.

Yes. Each buyer gets an environment with their housing unit, the choice list, the cut-off dates and their quotes. Choosing and signing off can be done digitally; buyers who prefer a conversation can choose together with the buyer adviser, who records it.

The buyer submits the request, site preparation assesses and prices it, and the buyer receives a quote in their environment. Once signed off, the request becomes a choice that, like the standard options, goes through to work orders and invoicing.

For each subcontractor, the app creates a work order per housing unit with the chosen options and the drawing changes. If something still changes after the cut-off date, the subcontractor receives a notification showing the difference.

Yes. Prices can come from your costing, and the balance of extra and omitted work goes to your invoicing according to the instalments you agree with buyers. We align with what you already use.

Yes. A choice list per house type can be copied to a new project and adjusted there. For builders with a fixed list, that saves most of the work.

Check that first. Some construction packages include a buyer module, and that is enough if the choice process is simple. Custom development makes sense if buyers need to make their own choices and give approval, if individual requests go through quotations, or if work orders need to be tracked automatically per subcontractor.

What the buyer chooses, is it also built and invoiced?

Tell us how many house numbers your projects have, how you currently handle choices, and which subcontractors you work with. We will show you what the choice lists, the buyer environment and the work orders look like.
