Why build a valuation app?

Valuers in property, automotive and insurance work daily with complex valuations. Paper forms, loose Excel files and manual photo administration cost hours that are better spent on substantive assessment. A custom valuation app digitises the entire process, from property inspection to final report, and reduces turnaround times by an average of 40 to 60 per cent.

The Dutch valuation sector is changing fast. Clients expect shorter turnaround times, stricter compliance requirements call for auditable workflows, and the tight labour market forces firms to handle more files per valuer. Building a valuation app is no longer a luxury; it is an operational necessity for firms that want to stay competitive.

At Appfront we do not build standard form apps. Every valuation process has its own calculation models, its own reporting formats and its own data sources. That is why we develop your valuation software entirely to measure, from the form fields on the tablet to automated report generation in the office.

Property valuation software: from inspection to NWWI report

Property valuation is governed by strict standards. Reports must meet the NWWI requirements for mortgage lending and the EVS standards for commercial property. Our valuation software automates the process from inspection to final report, ensuring every file complies with the applicable standards.

Digital inspection forms: the valuer opens the app on site, records the condition, floor areas and structural features, and takes photos that are automatically linked to the correct file. GPS coordinates and timestamps provide auditable evidence.

Land Registry and WOZ integration — The app automatically retrieves ownership details, zoning plans and WOZ values from the Dutch Land Registry (Kadaster) and the Basic Register of Addresses and Buildings (BAG). The valuer no longer needs to search manually, as the context is preloaded as soon as the address is entered.

Comparable transactions — For the comparative method, the software automatically compares recent transactions from public sources and your own database. Differences in floor area, construction year and location are adjusted using configurable correction factors.

Automated report generation — Following the inspection, the app generates the complete valuation report in NWWI format, including photos, floor plans, comparables and supporting justification. Turnaround time drops from days to hours.

Car valuation software and vehicle appraisal

The automotive sector has its own dynamics. Leasing companies, car dealers, importers and insurers all need fast, reliable vehicle valuations. Our car valuation software combines market data, vehicle history and visual inspection into a well-founded valuation.

RDW integration and vehicle history: based on the licence plate, the app automatically retrieves vehicle data from the RDW register: make, model, year of manufacture, fuel type, engine power, MOT history and any WOK notifications. The valuer starts with a complete file without manual entry.

Market value determination — The software compares current asking and transaction prices on the Dutch market. By applying filters for mileage, specification and region, it produces a realistic market value range that the valuer uses as a starting point for their assessment.

Damage assessment with photo AI — For damaged vehicles, the valuer takes photos of the damage. Computer vision models recognise the type of damage (dent, scratch, crack, rust), classify its severity and generate an initial repair cost estimate based on standardised hourly rates and parts prices.

Residual value calculation — For leasing companies and financial institutions, the app calculates the expected residual value based on depreciation curves, brand reputation and historical residual values. These forecasts are periodically adjusted using current market data.

AI-driven valuation: computer vision and machine learning

Traditional valuation relies on the valuer's experience. AI does not replace that expertise but strengthens it by adding objective data layers that are not humanly feasible. Our valuation app integrates AI at three levels.

Visual condition assessment — Computer vision models analyse photos of the item being valued. For property, they identify damp patches, cracks, deferred maintenance and the condition of window frames. For vehicles, they detect paint damage, rust and deformations. The AI produces a condition score that the valuer uses as a benchmark.

Automated valuation — Machine learning models are trained on historical appraisal files and transaction data. They recognise patterns that human appraisers do not always spot: the influence of a specific location on value stability, or the effect of a particular build-year band on maintenance needs. The result is a statistical value indication with a confidence interval.

Anomaly detection and compliance — The software flags deviations: an appraised value that sits significantly above or below the model value, missing photos, or an inspection time that is unrealistically short. These checks reduce the risk of errors and fraud and strengthen the audit trail for regulators.

Mobile and offline: appraisal software for the field

Appraisers work wherever the property is — in cellars without signal, on building sites, or beside the motorway at a damaged vehicle. An appraisal app that only works online is of little practical use. That is why we build every mobile appraisal solution with full offline functionality.

Local data storage: form data, photos and drawings are stored locally on the device. As soon as the device reconnects, the app automatically synchronises with the central system. Conflict detection prevents parallel edits from overwriting each other.

Cross-platform — The app runs on iOS tablets, Android devices and as a web application for office use. One codebase, a consistent experience. Appraisers choose the device that suits their way of working.

Digital signature and completion — The report can be digitally signed on site by the appraiser and — where required — by the client. No paper, no post-processing time, and immediate delivery to the client.

Integrations with Dutch data sources and business systems

An appraisal app has little value if it operates in isolation. The strength of custom development lies in deep integrations with the systems your organisation already uses and the data sources your sector needs.

Government registers — Kadaster (ownership, mortgages), BAG (address details, intended use, floor area), WOZ (most recently assessed value), RDW (vehicle registration), Bodemloket (soil quality). Retrieved automatically based on address or licence plate.

Appraisal platforms — NWWI validation, Calcasa reference data, Ortec Finance valuation models, Matrixian housing market analytics. The app sends reports in the correct format and receives validation results straight back.

Business software: integration with your ERP (SAP, Exact, AFAS), CRM (Salesforce, HubSpot, Dynamics 365), document management (SharePoint, Google Workspace) and invoicing systems. Files flow automatically from intake to invoicing without intermediate manual steps.

Insurance platforms — For damage appraisals we integrate with insurers' claims management systems. Claim files are created, supplied with photos and assessment, and returned in the format the insurer requires (ACORD, proprietary XML/JSON).

Frequently asked questions about appraisal app development

The investment depends on complexity. A basic valuation app with digital inspection forms, photo upload and report generation starts from around €25,000. Adding AI-based valuation, offline functionality and integrations with the Kadaster or RDW typically puts the budget between €50,000 and €120,000. We work with a fixed project price following a detailed scoping phase.

A first working version (MVP) is typically ready within 10 to 14 weeks. After going live, an iterative improvement cycle follows based on feedback from the field. More complex projects involving AI models and multiple integrations have a total lead time of 4 to 6 months.

Yes, offline functionality is a standard part of our approach. Form data, photos and drawings are stored locally and synchronise automatically once a connection is restored. Conflict detection prevents data loss when edits are made simultaneously.

We build valuation apps for property (residential, commercial, agricultural), automotive (leasing companies, car dealerships, importers), insurance (damage assessment, household contents), art and antiques, and machinery valuation. The software is tailored to the standards and calculation models of your specific sector.

The AI models provide a statistical value indication with a confidence interval. They are not intended to replace the valuer, but to offer an objective reference point. In practice, AI estimates for residential property typically fall within 5 to 8 per cent of the final assessed value. The valuer always reviews the final result.

Yes. We build API integrations with common systems: Kadaster, BAG, WOZ, RDW, NWWI, Calcasa, and with your own ERP, CRM and document management system. During the scoping phase we map out your systems landscape and determine which integrations should take priority.
